it's a business. The question you have to ask yourself is, how will the tenant(s)  view this? Will they see it as growing the relationship along personal lines? Maybe if someone from the business other than you, the person they mostly deal with, sent something. 

Frankly, I'm surprised you send Christmas cards. 

My gift is a competitively priced, clean safe place to live every month. Anything else, even the other direction (tenant gives), blurs the line. They might be the cats meow (what are you like 100? LOL), but keep the line of business-only clear.

B of A does deposit only debit cards too, to a business account. 

That's what I use now, or they deposit  to a teller into my account

what Fred said. If denied for a reason other than credit report, no letter necessary. If they contact you, tell them that you're holding their app until it meets your criteria. You DO have written criteria?

#1, possession of the title means little; whose *name* is on the title is what matters. If the seller /lender is on title as legal owner /lienholder, it's simple to file for lost title. And the point is moot, as OP days he has regained title from the Gollum ("my PRECIOUS!! ") 

#2, In WA, if an owner of a MH owes back rent, and there's a lienholder, the lienholder is responsible for rent ONLY from the point of RECEIPT of proper notification from the park. Here,"proper notification" is certified mailed, return receipt requested. So, back rent is not the lienholder's problem.

This is my state ; check your state's laws. 

#3, if the house is trashed, don't feel guilty about signing the title for release, and mailing it to the home. If the deadbeat gets it, or if it's returned to you in the mail, not your problem anymore. Sometimes you have to cut your losses. 

Call your local housing authority and ask what the voucher allowances are based on #bedrooms. Keep in mind, those numbers will be high, as there are utilities that come out of that number. While you're at it, ask for the utility allowance chart for your area as well. 

Where I am, the S8 allowance minus utilities is lower than I want for 2 bedroom units, but high for 3's. Makes me want to build bedrooms! 

Consider these S8 numbers as a guideline. Also, remember that the higher rent you ask, the better quality tenant you attract, as a rule of thumb. 

Absolutely. It's their home, but it's *my* house. I inspect at least every 6 mos, lease renewal or not. 

BTW, all mine are mtm, unless S8. No cause terminations.

Coil; and not only that, but get one where the burners are hardwired, rather than plugged. Withstands higher cooking temps better. Some of my renters need a plug repair every few months - or *did*, until I got the hardwired unit.

Selling? French doors. Prettier. 

Renting? Slider. More practical.
