in 15 years of MH investing and repair - Lonnie Deals, landlording, wholesaling - my conclusion on roof replacement (accounted as "repair", usually) is:

If it's a standard metal trailer roof, a membrane roof is most cost effective and efficient. 

If it's a standard 4/12 (nearly nonexistent) pitch shingle roof, it's either covered over or shingles stripped down to wood sheathing and covered with ribbed metal roofing. 

There is a method of covering a standard metal trailer roof with ribbed metal, but I have not done that yet. 

Both of my conclusions involve a professional install by an experienced tradesman. 

should be the same as any other, excepting that if it does not include the land, it is just a vehicle title transaction, but with property taxes. Ask this question at your local dmv.
