MH investing questions

When first stating out with MH, should you look for a MH in a park where you can buy, fix it up, and LEAVE IT THERE to rent it out or finance. Or a MH anywhere. I'm asking because moving expenses. And can you find parks that allow you to park your MH and collect rent? Or is this not possible? Where should I put my first Mh?
