Hello,

I will be buying my first house this summer as my wife and I will be moving away from her college town.

I am thinking of getting preapproved, so I know what my criteria can be. But will banks be interested in sitting down with me when my purchase is 4 or more months away?

Will knowing I will turning the property into a rental in two years affect their decision? If my first house cash flows at 200 a month,(when I move) how will that affect the preapproval on my second house. Especially since I will be living in it until I have the new house and I will only have Comps to show what I can get for rent.

When I begin looking for the house with a preapproval and an real estate agent is there anyone else I need to talk to before I settle on a property? (obviously I will post the #'s on here to get feedback on how sound the investment is)

I've read books and read a lot of forum posts here on bigger pockets but I had to ask because sometimes you don't know what you don't know.

I live in a apartment in a college town and I've never heard our all girl neighbors being loud. Only the all guy apartments. Personally I wouldn't worry about them for that reason alone.

Hello,

My wife and I plan on moving to Salem in June. As she will be graduating from WOU in Monmouth. We will be there for 2 years and want to either sell as a live in flip or rent it out afterward. As this will end up being our first investment, we need to buy at a bargain.

I am in Australia on business at the moment but I would like to meet up when I get back in two weeks.

How did the REI meeting go? I have been thinking about going myself.

I would go with group 2. Having more people working and less kids to tear the place up. Also having a presumably clean background check. Easy choice if it were me.

I think what he is going for is getting comfortable with the numbers. And 30 days to get comfortable with the numbers seems like a completely legitimate use of time. He has a set number of days so I think it will help him stay on track instead of getting analysis paralysis. Not all of us are ready to pull the trigger on a property today. 

And I am very appreciative of him posting this. It gives me a great applied analyzing technique to observe.

I am wondering the same thing. There is a property next to my parents house that has been empty for at least 3 years. It has papers taped to the door. It has not been kept up at all.  It is in a trust as well. What is the best way to contact a trust?

Thank you everybody who commented! I will definitely take everything to heart. Hearing everybody offer suggestions has made my thoughts feel relevant and has given me hope for investing. 

And to answer your question. One of the schools she applied to is in Cholumbus Ohio so I will definitely reach out if she gets accepted there.
