My Real Estate Agent and I are starting our own business soon and need recommendations for a Attorney that specializes in Real Estate who is located in Salem Oregon. We will be starting out wholesaleing to build experience and capital before moving into flipping. 

While my main focus is finding a knowledge Attorney any input on pros and cons of Different partnership agreements are welcome too.

There will be lots of knowledgable investors there who can give you great advise.

You're in the right place to learn.

I suggest listening to the podcasts and watching the webinars when they come around once a week. There is a wealth of information in those. 

Also, probably the best resource besides the forums would be the bigger pockets books. I have most of them and love them. They break investing down into easy to understand parts. Highly recommend reading them. 

And as always, don't be afraid to post questions on the forums if you can't find the answers in previous forum posts.

Your down payment is based on the sales price. So you'd put 20% down on 185k and you would avoid the PMI.

If you bought a fixer upper house with say 5% down and put sweat equity into it. The house would need to appraise high enough for the LTV to be 80% or less for the bank to remove the PMI.

If you want to consider them as a buy and hold 

I think your best bet would be to buy a small Mobile home park. There was a great BP podcast on this very subject. Episode 111

Most mobile homes now days use the same materials (Windows, sinks, showers ect) as stick built homes. I don't think you'd be able to recoup your rehab costs from a mobile home since the sale price is so low comparatively.
