I’ve been through both side of the business. My main focus was and has been on the education and after taking their education I have to say I’m very impressed. I have since done many real estate deals and generated a very respectable income in real estate alone. The marketing side does have some great opportunity too but know like most things in life... it’s not a get rich quick with no effort marketing business. If you put in the work and have self discipline the opportunity is there for sure. If you have any other questions just pm me, happy to chat on the phone or here too, just let me know.

Scott Hesseltine if you make more than $35,000 in your real estate business it is beneficial to have an S Corp. for your active income i.e. Flipping and a separate LLC for your passive income I.e. Buy and holds aka rentals. The S Corp when structured right saves you a lot of taxes when flipping as well as you can self direct your health insurance as a tax right off also then have your LLC for your buy an holds pay your health savings account as another excellent tax right off while still earning nice active and passive income with an additional risk management buy the shelter of your LLC in case your tenants ( or contractors in your S Corp) have an accident. I hope that helps. Cheers! Steven Steffel

Hi @Adam A.

Great to meet you here on BP. I'm also an investor in the Toledo area and always looking for some great talent and building win-win business relationships.

Would you mind messaging me who your trusted and experienced realtor is or make the introduction?

Thanks,
Steve

Hello BP,

I thought this would be a good topic of discussion and potentially an enlightening one.

What are some bullet points or things you or your investors are looking for in a turnkey company as well as what you or they are not looking for?

Hello all,

I hope all of you are doing well in your real estate goals and achieving the financial freedom you want.

I'm looking to connect with some of the bigger players who are selling many distressed homes. Who or how would you suggest I go about finding these contacts i.e. real estate asset managers?

ps. I'm NOT looking to wholesale I'm just a large cash buyer. I want to buy 150-200 properties with my own cash. Looking for single and multi units within 45 miles of Toledo, OH.

Thank you all in advance and I wish you much success in your real estate goals and endeavors.

Cheers!

Hahaha

No worries mate!

I'll be happy to buy what these investors don't because we both know our product is one of the best.

Lets just stop selling... you keep 100 and I keep 100 after we buy, renovate, tenant, and manage.

Hello all,

I hope all of you are doing well in your real estate goals and achieving the financial freedom you want.

Within this year 2017, I am looking to purchase about 150-200 homes in the Toledo, OH and surrounding areas (within a 45-50 mile radius) with 100% cash.

I am a cash buyer who typically closes within 5-7 days. I am not a wholesaler, I am the VP of Acquisitions & Sales for Ohio Cashflow and have the cash to buy all 150-200 properties, I just need to find them all.

If you or anyone you know is a real estate asset manager, someone who has access to many deals, looking to unload a ton of property, or have some nice deals you would like to get ride of quickly I would like to speak with you or your contact to see what we can accomplish together.

I am not looking for newbie wholesalers who don’t own their properties; I am a serious buyer looking to buy 150-200 single-family homes and potentially a few multi-family homes from serious sellers.

Please message me on here or feel free to make the introduction.

Thank you all in advance and I wish you much success in your real estate goals and endeavors.

Cheers!

Thanks much Jay.

3+ years in the business our reputation is blossoming>

In my opinion, this is very hard for a turnkey company as it's a very scarred industry.

Has S#%@ hit the fan on many occasions? You bet

Do we cover it? You bet we do

Everyone makes mistakes and especially those that put in the effort.

We always do our best by every investor and have their best interests at heart at any given moment.

As you once told me. A man shows his true colors in times of adversity and not triumph.

Its hard to find the right people and company and this is one of my favorite aspects of being part of Ohio Cashflow... We always do what is right and in the best interest of our investors. We always look after our investors to be sure they are well taken care of.
