My first question to my investors (putting myself in your shoes from my perspective) would be your feedback is much appreciate and enables me to be of best service to you. I didn't get much response on the last deal, if you don't mind me asking... what is your honest opinion of my last deal I sent your way and what would you like me to focus in on for your particular investing strategy?

Something on the lines of the above will help both you and your buy in the long run. 

If you just have weak or cash poor buyers you need to keep your list as they probably just have their money tied up for the time being. However, you want to know who and when they are ready to buy their next investment so you will just have to ask the question... then booom you will know exactly what you have to do... If they continue to not perform after giving them what they request then you might want to kindly dismiss them.

Another idea in getting started or actually jumping in to the REI world is speaking with some of your local title companies and asking them who the big players are in your location or if they can point you in the right direction. If they are moving real estate product on a normal basis they are/ or should be using a title company to ensure their business transactions.

My mom had cats and they were great (mostly) however they are horrible in the rental business my friend. 

Just consider what it would cost to replace the cabinets that they urinated in, the floors and carpet they urinated on, and paying the cleaning guy to clean the vents they urinated in (hopefully they didn't rust do the the glorious urine left in them). 

Mate, it is your business but sticking to the reason you said no pets is probably the best thing you can do.

If you decide to deviate from this I would suggest charging a decent fee for the risk and likelihood of urine and other cat damages. If there isn't a problem when she moves out you can always give her the deposit back (much better than trying to ask her to fix all the above out of pocket).

@Jacob Perkins very good on getting involved and learning now instead of later. I would suggest finding someone that is very successful in the strategies you plan to use and see if they would be gracious enough to let you shadow him/her. Reading it in a book or course is all good for knowledge but if you want do actually take action in real estate you need to know how the successful are taking action, find that guy and work for him for free and you will most definitely learn ;)

Hi @David Dachtera!

Great you meet another part of the Rowe/Tierney framily. 

I love all those guys. I got to hang out with Rowe and Tierney in Utah and Chicago and sat in on Marks 2 day weekend event on Tax and Legal in person. Great guys.
