Hello Everybody,

  I had a question about funds being withheld from the deposit I am from New York when write down to fix the floor will cost me $750 and their deposit is the same amount, do I need to get a quote first or no because I only have 14 days to send it?  I did have a quote before they moved but I lost it.

 I have had a tenant move out on me and they did not leave their new address.  How do I go about sending over their security deposit or send Disposition of Deposit?  Do I just mail it to their previous address aka the apartment that they lived in before? or what have you done in the past?

Hello everybody,

   I know someone on here had to remove pet odor from their carpets, I have a rental where I had my carpets professional shampoo cleaned but it still smells like pets were there.   How did you do it?  What did you use?  Did you have to do the process numerous times or just one time?

I have a question I am going to renew a new 12 month lease but I am going to raise rent.  Does anyone know what New York state law requires tenants to give how many day written notice that they are vacating before the end of their lease?     One tenant has been living in the apartment for over 4 years and the other tenants have been living their for 1 year.

   I did an inspection on my properties and I found that there was a black burnt ring on my floor in my kitchen, I talked to my tenant and told them they would have to pay with their security deposit to put a new floor down and they agreed.  What if the floor cost more than the security deposit can I charge them more to fix the floor?

    My family and I are looking at buying a rental property and I had a few concerns regarding the basement.  First, the basement has standing water on the floor and the walls are crumbling. Do you think the standing water is related to the crumbling walls? If not, what do you think it's from? What do you think the cost to fix would be?

 I live in New York could I ask for a bigger deposit, I believe I can not ask for a bigger security deposit.  Should I ask for first and last months rent?

   I have put my apartment up for almost a month now and I had 50 or more inquiries but they did not fit the 3 times the rent policy, they already found a place or they had red flag answers to my questionnaire.  I have one person that seem like a good tenant but they have a low credit score at 550.  They said their credit is low because of their ex husband and they are getting a divorce.  Should I consider this person to rent out my apartment or just keep looking?  Also could I have a family member with great credit sign the lease?

Hello I am looks for the best requirements to find a great tenant, I know they should pay for first month’s rent, and a deposit before moving in, I will do a background check and check their credit score, I believe nothing lower then 750 score I should pick for a tenant. What other requirements would you think I might need? Where can I do a background check and credit score? Also is there anywhere I can do the credit score and background check for free?

I bought my duplex in December and I received my water bill today, it was for 3 months I feel that the price was really high. The bill was $270, so $90 a month I live in upstate New York and I was wondering if this was high? What are some great suggestions that the bigger pocket community has done in the past to get their water bill down?
