Also it depends on the size of the deal bigger deals less percentage but more profits is very acceptable

don't forget to comp out the property as a safety valve in case rents or neighborhood changes. also try to project appreciation numbers for 1- 5 years . What is the properties sale history over a number of years ,similar sales, those for sales etc

Having lived in the Atlantic City area for a number of years I can tell you the faster you can strike on a property the better. A lot of speculators come in and drive prices up very quickly. On the plus side rentals are in high demand both short and long term. The strategy you want to focus on is where will workers likely live and project out the population over 10 years. The goal is to acquire an investment that will appreciate over the next 2-5 years instead of playing with the big boys so close to the new area .Good luck

Do not port your number Select a google voice number close to your area code. When someone calls you know it is business because it is your google voice number. free voice mail ,email messages and your set up your own voice mail messages It amazing plus you can set your phone dial out on either number or ask you what to use all for free

I have had what I thought was commercial insurance for my rentals under my LLC.after a number of years I called the insurance company to look up my policy and found it was under a personal policy, and even worse my LLC was not named as an insured.

I called my agent to tell him and he said that he would add my LLC. Meanwhile I got quotes for commerical insurance and it was almost a 50% savings over personal. When I confronted my agent he said that under a commercial policy when there is a loss on 1 porperty the whole policy is effected and that is why people choose personal insurance.

Needless to say I cancelled with my agent and went with the commercial policy saving over $1000 a year Any thought and insights?

PS- The last time I made a mistake was not checking quotes on my auto insurance and finding hundreds of dollars in saving after a number of years

Way to go I own 4 rental properties free and clear and have not tapped the equity it is hard to find compelling buys after the rise in property values and little inventory
