Many pre foreclosures are not for sale . The best way is to contact the owner directly and determine if it makes sense to buy Most are underwater and will eventually become short sales or the owner will do a loan mod.... good luck @John Hamilton

you can cancel your bid or adjust your proxy bid on auction.com  there is no conflict for having an agent represent you on auction.com,they do pay a commission.  If the auction did not start if you can tell your agent you will not want their help. If you want you can  register for the auction and place a bid. You have many options. ,just be sure you know what your are bidding on and all the costs involved.. If your parents do not have their credit card attached to the auction they have even more freedom to change their minds   ,,good luck @Vladimir Shafiro

with all the i-buyers coming to market there is going to be fierce competition ,,opendoor-Zillow offers, offerpad,Keller Williams etc , will raise prices ,more choices for sellers

In order to collect form the escrow company you will have to furnish your Social Security number or your EIN if a LLC . You will then have to declare the income from the sale in the tax year it is sold. It will be up to you or accountant to figure out your expenses to declare the net income on your taxes . Escrow will not be able to hold onto your funds to delay into the next tax year....@Shaun Hunt

Large national franchise that does plenty of marketing They are a wholesaler that has a large database of buyers. They look to sell for at least $20000 profit per property but do give discounts if you have developed a relationship with one of their franchisees .@Brenda Moulton
