Sorry to comment again, but I just realized your other questions. You can simply find hard money lenders here on BP.  They usually want experienced people though. If I were you, I would contact some portfolio lenders. These lenders don't look much at your credit or how many investments you own from what I know. They are usually willing to lend money to you if you prove to them that you have a great investment lined up. People usually create a packet full of reasons why their investment is a good one. You can have pictures, graphs, an explanation of why it is a good deal, and any other kind of information you can use to convince them that you have a good investment. You can even ask people on here if you have a good deal, take a picture of their responses, and put that in your packet. Take advantage of the calculators, under the "tools" tab. You can punch the numbers into the calculator, take a picture of the numbers it comes up with, and put that in your packet. You can get creative! Really, it all comes down to whether you have a good deal or not, and if you sound like you know what you're talking about and have confidence. Listen to podcast 124! They talk about this.

Megan, getting your license can definitely be beneficial. You will have more control over your deals, you won't need a realtor to show you houses, access to the MLS, credibility from others, ect. However, you don't really need one in the beginning if you plan on being an investor and not an agent. You can put the cost of the class, the test, and the application fee all towards an investment. Also, it is pretty time consuming. Now should be the time to study real estate and network with as many people as possible. The classes will teach you some of the basics of real estate and a lot of laws that you will need to know, but you can learn all of that here on BP. I say, once you get going in real estate and you find that it would be very beneficial to get your license, then do so. I have taken and finished the class and just need to take the test. Once I finished the class, I started to research more about real estate and decided to not become an agent. So taking the test is not one of my priorities. I'll probably take the test in the next couple of weeks though. If you decide to get your license, I suggest Stringham Real Estate School. The class is more expensive than the other classes ($600) but they teach incredibly well and their courses are very interactive. Also, with Stringham, you can take the classes online and in person. So you can study online one day and go into class the next if you wanted to. These are just my opinions on getting your license. I hope this helped!

I agree with all of the responses you have gotten so far. I am a firm believer in free education when it comes to real estate. That is one of the many benefits of this profession. We have to ability to learn from honest and successful peers. If you take the time to find these experienced people, they will usually be more than willing to help you if you show them that you are passionate and eager to learn. 

There are some benefits from taking the class though. You will definitely learn some things about real estate that you do not know right now. It might even give you more motivation to start you real estate career. Here's the thing though, BiggerPockets was made so that we don't have to pay these "gurus" in order to learn about real estate and get our questions answered!

I went to a couple of "REIAs" in my area and observed the MLMs (multi-level marketing) to see what they had to say. At one of the meetings, they wanted to sell their program for $20,000. But we were "lucky" and were able to start the program for only $5000! It was ridiculous. At one point of their presentation, they showed us a list of the things that they will teach in this program. It made me smile and giggle a little because I knew about what all of those things on the list where. I learned all of those terms and how they are used just through BiggerPockets. We all have the amazing opportunity to go to this website and learn everything we want to know about real estate. Look at how many people that have already commented on your post just to help you out! We all should be grateful for BP and take advantage of it. 

I suggest checking out the podcasts. Skim through them and start listening to the ones that stand out to you. I downloaded the app and listen to podcasts as I drive and workout. If I were you, I would try learning from this website and connect with experience people who are willing to teach you before you make a decision on whether to take the class or not. I really hope that this has helped you. You are definitely on the right track.

Hey Spencer. I'm fairly new as well but from what I know, your grandparents can file for an action of quite title. This is the process of removing someone's name from the deed of the property. If he hasn't contributed towards paying the taxes, and your grandparents don't even know how he received title, then this is a definite option. Your grandparents would have to go to court though and I don't know if they are motivated enough to do that. I don't know if you knew this but I hope that it helped!

You're in the right place, Spencer! I would suggest looking through the podcasts and listen to the ones that have titles that really stand out to you when you have time. I commute quite a bit every day so I listen to a couple of podcasts during my drive. You will learn a ton just from listening to those. Also, if you have any questions just hop on the forums and ask. Hey there!

   My name is Steven Mecke. I am 20 years old and am excited to learn more about real estate at a young age. I've been listening to the BiggerPockets podcasts for a while now and decided to create an account. I have completed the real estate agent course and am currently studying for the state test to get my license. I'm eager to learn as much as possible about real estate and meet new people.

   I am in the process of starting a wholesaling business, MDK Utah Properties, here in Salt Lake City, Utah. MDK Utah Properties will be focusing on wholesaling at first and will eventually get into other aspects of real estate. We will be focusing on Salt Lake County and Utah Valley at first, but are willing to do business anywhere. I am very excited to get started! I have a part-time job and work on my business full-time. I would like to be able to quit my job by the end of the year and solely work on my business. I want to meet as many people as possible, in and out of my area. I encourage you guys to get in contact with me! Lets meet up and talk! I'm looking to get advice and am willing to help anyone who asks for it. I believe that we can all help each other in some sort of way.
