Hey everyone! Do you have any advice on finding private money lenders? I'm in Utah and having trouble finding private money lenders that will lend especially on down payments for short-term rentals. Any advice on finding lenders?

@Dale Desmond Oh yeah, I guess you're right! From what I've read, you can't have a STR in a single-family zoned area in St. George, which is most of the residential space. I would still be wary of having a STR in St. George. They seem to be taking more action towards regulating STR's than not. It seems like they are cracking down on them more and more every year. It's a great area for a STR in the fact that a lot of people are coming here and will continue to, but I personally think the best areas to invest in a STR are the areas that aren't moving in the direction of removing them.

Hey man! I live in St. George. You can’t have a short-term rental in the county unless you live in it full-time. So that option is of the table. It’s really hard to find any deals out here because houses are being purchased for far over asking price, even for trailer homes. Rent numbers and house prices don’t even come close to the 1% rule. You’d have to be pretty hard working and lucky to find a good deal out here. Probably not impossible, but hard! If you look maybe 45 minutes or so outside of the city, you might be able to find some deals before those areas get more popular due to St. George growing so fast and not having enough room/land to house everyone. Always open to hear opposing arguments though!

Pretty late to this. Wondering if you decided on doing a short-term rental in St. George. You aren’t allowed to have a short term rental in St. George. I personally know a few people who have tried it and it worked for a few months until AirBnB removed their listing because it’s again the city laws. Some were even fined. Also, as of a month ago or so the entire county has banned short-term rentals unless you live in the property full-time and rent out a room. I think people that were doing it cities that allowed it are grandfathered in though. This was done to keep REITs and investors from purchasing the limited amount of homes here and driving up the prices of houses. Before this new law I know most people were running their short-term rentals on Airbnb, but their properties were in Hurricane (about 15 minutes out from St. George). I personally don’t think this area is a sustainable place to have a short-term rental even if you are somehow going under the radar and having an illegal listing or grandfathered into this new law. St. George is just one of those many cities that are taking actions against short-term rental. Would love to hear opposing opinions though!

Hey there! I’m looking into owning a vacation rental in Palm Springs but see there are a ton of regulations. Does anyone know how regulated these are or if it’s even necessary to follow these?

Hey there. I am starting a Wholesaling business and am having issues finding reliable title companies to work with. It seems to be hard to find title companies that follow up and are willing to give me time. I have called several companies and all of them have said that they are busy and would call me once they have time. I would really appreciate any suggestions for title companies or advice on finding the right one. Thank you for your time!

Welcome! You have some great goals! I always suggest people to listen to the podcasts on here. They are very informative. In these podcasts, they interview people who are active and successful in real estate and want to share some knowledge and advice. It sounds like you are interested in some student housing. I listened to a podcast the other day about a guy who found his niche in student housing and has become very successful from it. That podcast is number 140.
