Hi BPers! Could someone help explain to me the pros and cons of owner finance and subject 2? I hear the podcasts say it's a great way to buy a house. So for example, if I find a for sale by owner house, should I request it from the seller? Why/when/how? Is this an attractive thing to ask of a seller? Thanks! Stevo

I've never done a call for a house myself but I guess I would do my comps first. Come up with a price I'd like to buy it for. Call him up and ask him how much he's selling it for. If it's close to what your price is, ask to go see it. Then when you walk it with perhaps a pen and notebook in hand (looking like you know what you're doing Lol) you can negotiate a lower price at that point. Assure them you're ready to buy it that moment and close the deal. I've bought tons of things on craigslist using this method. Trying to negotiate on the phone is a waste of time. In person is best. I know buying a home is different from buying a car on craigslist but negotiations are negotiations. Be confident and good luck. ;)
