Hello, my house is in Arlington Texas, I have bad tenants who have recently stopped paying rent. They won’t return my calls or texts or answer the door when I go by personally. They’ve been on month to month lease since their lease expired last year. Can I simply give them a 30 day notice to evacuate my house or does the pandemic affect this as well? Thanks!

@Matt Hangsleben keep beefing it up as much as you can. Great way to lower your tax burden. Your money will grow their abs compound better than the bank. Then borrow from those non taxed dollars to buy real estate. Win win win.

Hi BP family, I’m considering buying my sister’s house here in Texas because she’s moving to California. I’m getting a pretty good deal at 135k (no agents involved.) She’s in a time crunch and would like to sell quickly, only thing is if I went the bank route, I’d have to put 20% down. That’s a big chunk of change! Y’all have any ideas on how I could do a seller financing deal with her that would work great for both parties? Thanks for your help and suggestions!

@Daniel Tisdale How many bedrooms? Perhaps you can put a mini fridge and microwave in each one, rent each bedroom out long-term as corporate rentals to all the tech heads coming to town to work. Being long term rentals, they won’t violate any of Austin’s strict STR laws. Rent each room out 1200+/month all bills paid. Find a way to create another bedroom that pumps out income. Boom.
