Found a For sale by owner while I was at work.

I was working in found a house in the woodbrigde, va area that was for sale. I looked up the house online a quick search it's not list on any site for sale (zillow, redfin, etc). From the outside the property looks good it was built around 2003. Not a old house. I'm a wholesaler I have not got a deal through FSBO cold calling. Any advice for the first call I make.
