If you are looking for your first fix and flip, i would recommend finding something in a city that you know.

Personally, I would not use Quickbooks to track personal expenses. I like using Quicken for my personal accounting. It is made by Intuit. The same company that does Quickbooks. 

But definitely keep your business and your personal expenses separate

We use Cozy for all of our background and credit checks. We also use Cozy to collect all of our rents. We have been very happy with Cozy for these things. However I would not recommend Cozy for applications. We used Cozy once for this and it ended up costing us. 
As you already mentioned, Cozy’s  application information is limited, so we ended up sending the applicant our custom application  to “fill in the blanks”.  In addition, Cozy has the applicant submit to the background and credit checks (and pay for them) before their application is even approved by us. 
Our application process, we approve the application before asking the applicant to spend money for their credit and background checks. Cozy asks for the applicant to submit a background and credit check along with their application. 
A non-qualified/ non-approved applicant spends $39.99 for a background and credit check through Cozy. There is no way to stop Cozy from asking applicants to for this payment. Once we realized this happened, we reimbursed the applicant their fees from Cozy, then stopped using Cozy for the application.

I would highly recommend using a Realty who is familiar with the area. It won’t cost you any money. It will actually make you money. Just because the numbers work on the BRRRR calculator, doesn’t mean it’s a good purchase. The 35-40 percent non refundable seems like a mistake. If it is true, I would walk away from this one. All brokers charge fees, anywhere from $175 on up per transaction. However, as someone already said, if it’s a FSBO, then there shouldn’t be any fees or commissions paid. You can close a FSBO through a lawyer of just title company.
