Hey Drew, we use the following softwares for STR management:

Hospitable - PMS

ResortCleaning - Tracks cleaning schedule, notes, and photos

PriceLabs - Sets our prices

RemoteLock - Tracks the battery life and connectivity of our smartlock infrastructure

Google Enterprise - Most of our company operations happen within Google, helpful for live collaboration

For STR I use Hospitable. For LTR I use Buildium, also very familiar with Yardi for large portfolios.

Hey Steve - We are PM's and use Streamline because we have > 50 units.  If you are on your first unit you likely will not need anything, An account with VRBO and VRBO plus MS Office will suffice to stay organized.  There are some lighter softwares that can make life easier from 3-10 I would say and are affordable.  Then after 10 you can start looking into ownerrez, Streamline, Guesty etc.

That is for PMS, you may want to invest even at 1 unit with pricing software, various automation software/hardware, etc.

if you search in the forums on "STR software", you should see plenty of posts and opinions. this question gets asked at least once a week

@Sheeva R. The pad handle has become one of those highly competitive STR markets. The deals are there, you just have to find them. I would recommend looking at the southwest coast of FL. Right now I'm building a 4/3 new build in Cape Coral. Total all in cost was $265k, and STR projections are about $4500/mo. I financed it with a 2nd home construction to perm loan with only 10% down. While it's not a cash cow, It is still good numbers to work with and I'll take deals like that all day. LTR estimates are $2300/mo and post construction appraisals for this model are coming back at $377k. $100k of instant equity makes me happy. Feel free to reach out! Good luck!
