Doing a 1031 on a Portland, Or. (long term) rental in the spring. Plan on buying 2 str or medium term rentals. Large down payments on each. Good area and county, city approval.

Ultimately depends on the numbers. Tybee may be a tougher market for an MTR unless you can get snowbirds and other more well off folks to commit to being in a vacation area for a month+ on end. Whereas LV and Savannah have hospitals, big companies, universities etc that give you a more diverse pool of renters.
