 That's a great tip @Bruce Woodruff! Can I hire a local Home Inspector to walkthrough the property(ies) that I am considering purchasing before I place an offer so I have an idea of the estimated cost of rehab? 


 Not sure a seller would allow that before a accepted off.

Have a LTR in Portland Oregon we are going to 1031 in May.

My wife just visited  visited Georgia and really liked it there.

Before this visit we were thinking of buying in central Oregon (Sunriver, Bend, Sisters, Or) prices are much different in Georgia than Oregon.

Wondering if anyone had any thoughts on STR or MTRs in Savannah, Ga.

If you go Sunriver make sure it is in the main part of the resort, in Sisters some of that outskirts do very well, but I would be lying if I thought the numbers from 2022 would hold through 2023. I would also suggest going to areas that are not completely saturated. I believe competition will be fierce in resort areas.

The challenge in the space if you either pay for a company’s excessive marketing budget or deal with some seriously awful interfaces that are common in the legacy enterprise software space because traditional short term rental managers were large firms that required managing hundreds of rentals at a time and could pay a full-time person to just sit there and learn the software.
