Hello everyone,

I'm in need of some assistance finding a reliable property management company in St. Petersburg, Florida. Unfortunately, I've had a string of bad luck with contractors, which has delayed the renovation of my single-family home significantly. Despite hiring a property manager to get the house rented, we've faced challenges in finding suitable tenants.

The property is a lovely 3-bedroom, 2-bathroom house that has recently undergone renovation. We're eager to get it rented out as soon as possible and would appreciate any recommendations for reputable property management companies in the area.

Hello, my friend has a single-family house in St Petersburg, Florida which we invested together and renovated.  I will purchase the house as my primary and was shopping around for homeowner insurance policy. However, as you know, it's getting very difficult to find an insurance company to insure in Florida.  Also, the roof is more than 10 years old in a great condition but some insurance companies are saying they can't insure unless it's replaced.  Please let me know if you have any recommendations for an insurance company that's reasonable.  Also, would I be able to get umbrella insurance in addition as well?  Thanks.

Hello, me and my partner owns a SFR free and clear in Florida which we are almost completed with renovation. We are planning to rent it out to a long-term tenant. We are interested in HELOC so wanted to ask to see if there's any bank out there willing to do HELOC on an investment property. Also, we are planning to change the title to LLC as well if possible. In addition, I would love to hear feedback on this idea that we have and would appreciate any feedbacks whether this is a good option or perhaps there are better options available.

I am in process of doing a small flip project in St Petersburg, Florida. I've heard recently that a general contractor is required for a flip project if it's not going to be owner-occupied and selling it within a year. I would rather subcontract it out but would like to hear more about your experience and what's required to do it properly. Thanks.

I am so grateful for the BiggerPockets family for endless content, tips, advices that all of you have shared. I've been following for a long time now trying to absorb as much as I can. I've been an observer from the sidelines just watching with a constant fear of pulling the trigger and taking massive actions instead of being in the game. Paradigm shift for me occurred 2 years ago when my mother passed away. She was the rock and the foundation for me and my brother which she raised on her own working everyday ever since my memory could recall. I am now realizing the "Big Why" and the purpose which's driving me to take actions and tap into the values that my mother has instilled in me. Although I am still a real estate rookie, here I am with my big opportunity to get the engine rolling. I know I can count on BiggerPockets as my mentors.

I am currently looking at a triplex opportunity in Los Angeles which's zoned "C2" commercial. As I am not too familiar dealing with multi-fam properties in commercial zoning, I would like to hear the pros and cons of triplex property in a commercial zone vs residential zone. I think having an eye to determine the highest and best use of the property as well as being creative would be of tremendous value.
