My Big Why and My First Big Project

I am so grateful for the BiggerPockets family for endless content, tips, advices that all of you have shared. I've been following for a long time now trying to absorb as much as I can. I've been an observer from the sidelines just watching with a constant fear of pulling the trigger and taking massive actions instead of being in the game. Paradigm shift for me occurred 2 years ago when my mother passed away. She was the rock and the foundation for me and my brother which she raised on her own working everyday ever since my memory could recall. I am now realizing the "Big Why" and the purpose which's driving me to take actions and tap into the values that my mother has instilled in me. Although I am still a real estate rookie, here I am with my big opportunity to get the engine rolling. I know I can count on BiggerPockets as my mentors.

I am currently looking at a triplex opportunity in Los Angeles which's zoned "C2" commercial. As I am not too familiar dealing with multi-fam properties in commercial zoning, I would like to hear the pros and cons of triplex property in a commercial zone vs residential zone. I think having an eye to determine the highest and best use of the property as well as being creative would be of tremendous value.
