First, I am so grateful for the BiggerPockets family for endless content, tips, advices that all of you have shared. I've been following for a long time now trying to absorb as much as I can. I've been an observer from the sidelines just watching with a constant fear of pulling the trigger and taking massive actions instead of being in the game. Paradigm shift for me occurred 2 years ago when my mother passed away. She was the rock and the foundation for me and my brother which she raised on her own working everyday ever since my memory could recall. I am now realizing the "Big Why" and the purpose which's driving me to take actions and tap into the values that my mother has instilled in me. Although I am still a real estate rookie, here I am with my big opportunity to get the engine rolling. I know I can count on BiggerPockets as my mentors.

I am currently looking at a triplex opportunity in Los Angeles which's zoned "C2" commercial. As I am not too familiar dealing with multi-fam properties in commercial zoning, I would like to hear the pros and cons of triplex property in a commercial zone vs residential zone. I think having an eye to determine the highest and best use of the property as well as being creative would be of tremendous value. Hello BP fam! Finally overcame my analysis paralysis, took daily actions, and finally found my first project in south LA. Since it's an older house built in early 1900s, I need to do some rehab although nothing too major. I am in need of a contractor who's reliable and someone I can build relationship with going forward. Any recommendations and even tips are appreciated. Hello, me and my partner are ready to get started in direct mail marketing campaign in Los Angeles / Orange County area to find motivated sellers.  As this is our first marketing campaign, I would love to get feedbacks on what has worked well and not so great in these areas.  As many of you have, the best way to get started is to take action and jump right in.  We are planning to do that but with as much knowledge that we can absorb and learning from others.  I would really appreciate any tips and advices.  Thanks.

Hello, I currently hold a real estate sales agent license in Los Angeles area and is looking for an investor-friendly broker to work with. I would appreciate any feedbacks/tips on finding a broker who understands the investing side of RE as well as just finding a broker to get REI started. I figured it would be beneficial to work with a broker who has a better understanding of REI than those who don't. Thanks.

Hello BP,

I have been a member for a little while here absorbing as much as I can through forums and awesome podcasts.  I wanted to take this opportunity to introduce myself and hopefully connect with other BP members to share and acquire knowledge on our road to financial freedom.  I am currently living in Los Angeles area, specifically Koreatown.  Although I consider myself as a newbie in real estate, I am continuously acquiring wealth of information (also from few mistakes in the past) and so fortunate to have found BP.  I am even more excited and looking forward to network with other awesome members.  I am currently working full-time in IT industry and also obtained a real estate license.  Why pursue real estate?  The answer is financial freedom for me and especially my family.  My mother who is in her 70's is still working every single day of the year instead of enjoying her retirement years.  I am going to take action and do something about that.  By being proactive and taking action steps to fulfill my goals, I believe I can achieve the success that I truly desire.  It is very encouraging to listen to the podcasts of successful BP members and perhaps, just maybe, I will be in my own episode.  Please feel free to reach out to me with advice and tips, opportunities to partner up, and just to say hello to your new member.  Cheers!
