There's no doubt that painting indoors on the wall costs a lot of time but if you finish that, the sense of accomplishment is overwhelming.

I will not recommend you to ask your tenants to self-repair, which will lead to a gray area of interest. A terrible clogged toilet is usually a simple repair.

Using Tellus too for my rental properties. I can easily record everything related to my property, like leases, receipts, incomes and expenses, chat message with tenants, etc. My tenants pay me rent via the app and they also feel convenient.

@Frank Peraza I use Tellus for my rental property and also processed screening on their platform before I chose my tenants. They partnered with Naborly and offer free screening service. Their reports are detailed and comprehensive including credit score, rental history, criminal record, income verification, etc. Try it out!

@Frank DeMuro I use Tellus and it's an all-in-one app that helps you manage all the things you mentioned. I use their screening service to screen potential tenants and their reports are thorough including credit, income identification, criminal record and rental history. Now my tenants pay me rent every month through the app, everything goes well and when they have maintenance request, they can set up a ticket in the app and I'll get notification. All their services are totally free! I've spend a lot of time and money after I started using them.
