I have't used the rental application Zillow provides. I've been using Tellus, which has a third-party platform to do tenant screening and it's totally free. The report is comprehensive with all the information I want, like credit score, rental history, criminal background, employment and verification.

Post: What does YOUR lease say about modifications to the property?

It is usually written in the lease contract that without the permission of landlord, tenants shall keep things unchanged in the house. Any modification must be approved and agreed by landlords.

You need to consider it seriously. It will cause unavoidable cost: who will move the fridge? Where to store the fridge? After they move out, who will move the fridge back? You need to talk to your tenant about the above. This is not a simple task.

Why are you still hesitating? Just get rid of them and find a better one. I would even wait until a good tenant but I will not rent my house to anyone who make troubles.

I guess no. Since you already have a managing company to help you, it should be them to contact you directly but not the tenants.

I've been using Tellus these days. I just gave them a try few weeks ago and it's totally free. From posting the property, screening tenants, rent payment to generating financial reports, they're all free and mobile friendly. I've got no problem using it so far!

Have you asked him whether he will tear down the ceiling fan before moving out or leave it? No matter how, there is only benefit and no harm so if I were you, I will agree him to do it. But make sure his brother is a professional one and the installment will not damage the ceiling.

Are you living together now? If so, who pays rent at the moment? If you pay half of the rent at present, then you can talk to your girlfriend to continue the situation. If you pay all the rent at present, my advice is you’d better not to ask your girlfriend to pay. If you want to continue your relationship, you two can sit and talk about it.

@Rachel Foster Thanks Rachel, I'll take a look at this app. If they do have a mobile version, that'll be great for me!
