Welcome @Justin C. you've got some great advice from others on this thread. I would echo each of those thoughts and add this tidbit. Find the deal, don't stess about LLCs, Insurance, Property Management unless you've dedicated yourself to analyzing a certain amount of properties. I spent a couple of months getting ready and then realized it was much tougher than I thought to find a deal. Take one step at a time, and that first step is to find the deal. Figure out target areas and then get good at analyzing properties and deciding to pursue further quickly. Hope this helps. Much luck to you. Please reach out, would love to help where I can! 

Erica Villarreal The event Eduardo Muñoz is referring to is DFW Investors. It can be found on dfwinvestors.com. It meets the first Monday of each month. Next meeting is Aug 8th. There's also a BP meetup every last Wednesday of he month that I attend. This month’s meetup will be tomorrow July 27th at 7pm at Baker’s Ribs 1720 TX-26, Grapevine, TX 76051. The speaker will be Mary Martinez an escrow officer with Independence Title. She works mostly with investors and can tell us the in and outs of closing, doing a double etc.

I see you're working through how to appropriately benchmark criteria for a particular investment. Using a specific dollar amount threshold for a property is a method, but it seems as if you want an accurate way to understand a return on your investment, no matter the cash out of pocket. 

I would recommend using CoC return as your barometer. CoC return will allow you to make decisions with actual returns on out of pocket costs. Having a $300 cash flow criteria in certain scenarios could be misleading. at the end of the day you want to make sure capital is allocated and earning as much as possible. My criteria is a 20% CoC or greater. Hope this helps!
