Hi Anne,  I appreciate the reminder, if nothing else for future readers of the thread.  I called about 15 towns yesterday requesting reports of properties with delinquent taxes...most were very helpful either by immediately furnishing it or pointing me in the right direction. Some were apprehensive but seemed to cooperate.  Only a few want to charge by the page and mail it, but that's only a minor roadblock.  

In talking to several tax collectors, I found what you're saying about them being slow to deed the property to be true. Good news for NH residents, I guess. Most towns seem very willing to work out payment plans etc and do everything they can to NOT take the house.

That being said, the financial distress is there and may be part of a larger picture for them, so I think they're worth marketing to...potentially they have slipped between the cracks on other searches because they're a little harder to get to than purchasing a farmed list.

I'm focusing on Concord and surrounding towns in the southern portion of the county where property values and population levels are higher. It's an area thats more local to me to work but not also not as competitive as Rockingham and Hillsborough counties.

I'm putting together a list of potentially motivated sellers who have tax liens in Merrimack County, NH.  Anyone have any NH-specific advice or tips regarding marketing to that group (pre-tax deed) in NH?

Sorry about the title, it should read "Listsource: Equity Unknown?" but I can't figure out how to edit the post title (maybe it can't be done? @Brandon Turner)

Anyhow, my question is that I'm putting together a listsource list, and I'm seeing 255 results for my criteria unless I add in Equity Unknown to my equity filter, in which case it goes to a much more desirable 1052 records.

Am I wasting time and money including the Equity Unknown or is it worth the additional investment to cast a bigger net?  

I've searched extensively on this, so if you know of a good post where this is addressed, please link, I'm not coming up with anything. Thanks!

Are local banks and credit unions etc typically closed off to out-of-state investors?

I'm interested in financing a property (most likely residential, possibly commercial) for use as a short-term rental property.  The property will be in Camden, TN, but it's a pretty small town..the nearest bigger city would be Jackson, TN. Any recommendations on an out-of-state-investor-friendly lender?

@Chris Luksha Hi Chris, I saw your reply while researching RealtyTrac and happen to also be in NH.  Is it any good for pre-foreclosure listings?  I'm trying to find a method for tracking them down in NH.

I contacted one of the CPAs mentioned frequently on here for some consultation and was quoted $350/hr and was told to expect an hour on the phone and that I'd be paying for another half hour off the phone for notes cleanup.  I expected to pay a couple hundred for a consult, so that was quite a bit higher than I expected. Is that the going rate for CPA consultation? Are you guys seeing/paying similar?
