@Rafael Nava Hey so no when I called I did not have a deal set up I just called for more information on their loan terms. Basically they told me they do 80% LTV, 9% rate on 12 month loan (no fee if paid early), only pay interest during term of loan and 1 point fee. They sent me the application details but I don't have them on me. Let me know how HML works!

Spent all day yesterday talking to lenders finally came across one that had an achievable criteria for my first fix & flip. Does anyone have experience working with American Heritage Lending? Interested in doing their borrower funded rehab loan. Any specifics I should be aware about? I've already got info on LTV/LTC, interest rates, points. Just looking for some experienced flipper guidance that you can only gain from experience. Thanks!

Hi I’m looking for some advice/guidance on starting my house flipping journey. Me and my business partner have saved 100k and are looking for the best way to start our project. Things I’m looking for are types of loans to consider, how to find properties (not on Zillow) and open to any other suggestions you guys might have. We are beginners in this trade and are looking for helping hands thanks!

Hi I am new to wholesaling and I was advised to first find a title company that is even willing to take on these types of contracts. Anyone have any suggestions? I’m Located in the inland empire, CA.

@Jay Hinrichs Hey I just wanted to update you how the whole low appraisal went down. We just closed on our house dec 31st. We ended up splitting the difference of the appraisal with the seller. Our appraisal came up short due to the appraiser not giving value to our solar panels we purchased.

Hi my name is Stephen I’m located in Southern California, Inland empire to be exact. I’m 23 y/o currently working as a registered nurse in an ICU setting. I do love what I do but I know it’s not something that will bring me the financial freedom I seek. After reading and watching videos about wholesaling and just the real estate market in general I think wholesaling is the route best for me. I am having trouble finding the best way to get started. Please if anyone has any advice, tips, etc. I would really appreciate it. Thanks!
