Hello Everyone!

Here's the deal...

It looks like I've found a motivated seller, and I'm putting together my information to do the deal. Its a duplex 3/2, 1975 SQFT. That's the roughest of info, but part of the larger picture. When I'm looking at sold record in the surrounding area I can only find 1 property within 10 miles, same ZIP code, or even the same use type. I can find equivalently sized SFH's close to this property, but 90% of them are 4/2 1800 SQFT they have.

I'm not looking to fudge the numbers or inflate anything, so is it safe to use the SFH data for part of my calculation? My gut says that when all else fails, use what you have; but my newbness (is that a new word?) says "for the love of all that is holy ask for help!!!"

So there you go community, can anyone offer any advice that has been in a similar situation and was able to make it work?

Hello Everyone,

I'd like to make business cards with my personal info (I tried using my professional cards, but quickly learned that can get confusing/messy). I just want an easy way to exchange info.

I know about Vistaprint (but if there are other sites for free cards please let me know!)

My question is more specifically geared towards what to put on them.

Name

Number

Email address

These are the 3 pieces of info I really have

I don't formally HAVE a business yet as I'm still starting out, learning, networking etc, and I let anyone/everyone I talk to know that (I don't want to misrepresent myself and give myself a bad name before I've have a change to actually do anything)

So , is it OK to have just those 3 bits of info or does it look bad? Is it even worth doing before I formally have a business setup, and besides "Stephen's Super Awesome Real Estate Investment Company" seemed a little over the top.

It will help to have a script/questions sheet ready for when you DO talk to these sellers. I'm new as well and I can tell you that if you get flustered or lost then you risk losing them. Have a place on the sheet to write their answers and make any personal notes so you remember them and can connect (if they like you they're more likely to do business with you)

Redfin would be helpful as well to pull up approximate comps to help you gauge if it's worth pursuing
