I've done that. Great advice. There aren't a lot up for rent currently. Few houses, not many apartments.

I understand where you are coming from but in this particular college town theres been a few new shiny buildings built which scares me. This asset isn't extremely old or anything, but the big buildings built closer to campus is a concern.

Do you have any concern of colleges being weeded out in the future due to what happened with covid? I saw an article somewhere a few weeks ago where there was a stat that read more than 1 million fewer students are attending college due to the pandemic. Thoughts on that? Is it moving more towards online learning?

Very good point there! Thanks for the response. I have not visited this town in quite some time (10 years roughly), but from what I remember, it was a very nice area. I guess I just worry about growth and it being strictly a college town.

I currently have a deal on the table that I am very interested in. It is located in a college town in which seems to be a good community (population roughly 20,000). My big concern is that it is not nearby any major cities (2 hrs from the largest city). Would this be a concern to you? I almost feel like it is just strictly a college town? I am an OOS investor on this deal and I am visiting in a week or so. I just would like everyones thoughts on this. Thank you.

I wouldn't imagine a HML would be beneficial to me on this type of transaction, correct?
