Thoughts on investing in a college town not near a major city

BP,

I currently have a deal on the table that I am very interested in. It is located in a college town in which seems to be a good community (population roughly 20,000). My big concern is that it is not nearby any major cities (2 hrs from the largest city). Would this be a concern to you? I almost feel like it is just strictly a college town? I am an OOS investor on this deal and I am visiting in a week or so. I just would like everyones thoughts on this. Thank you.

Hey Stephen,

I think it could be smart, what we do is focus on the intangibles of an area. Is the population/rent/income increasing in that region? Thats what we focus on and that approach has brought huge returns.

 I was at a conference in Denver and the Global Chief Client Officer at CBRE said "invest where others are not" and if this area is one that many do not have eyes on, it could be a good spot!
