Good stuff man! Thank you. I think it probably all depends on the deal. If there is a killer deal that comes along, I won't be hesitant to sell some stuff off and do a 1031 exchange. I think there is some good opportunities waiting right around the corner.

Thanks for the response! I have absolutely considered partnering/syndicating, but unfortunately my current partner (my wife) does not like that idea lol. I would love to get her on the same page. As far as 1031'ing my properties, thats exactly the approach I would take if I were to sell. I just don't know if thats the right approach. The properties I have now are currently cash flowing great, but they are a bit older buildings (Anywhere between 1980-2001). I have also heard from far more experienced investors that most have always regretted selling anything lol.

I have a reletively small portfolio of 72 units. I am 34 years old and I'm extremely motivated to scale my RE business and to scale it quickly. I started my multifamily rental property business at the age of 25 so I'd like to think I've made some good progress over these last 9-10 years. My goal is to get to 300-500 units. Is it easier to reach that goal by selling to scale? Or is the better route to just continue to pay my loans off, build equity, continue to stack cash and wait a few years for the next big purchase? I currently just feel stuck and I'm wanting to continue to move my feet and move forward in this business. It's 100% my passion. Thanks!

BP,

I am going back in forth on which business credit card to acquire to use for my business expenses. I have a portfolio of 75 units and counting so I have quite a bit of cash flow coming in. I travel a lot (for business of course) so I think it is important to take that into account. Does anyone have experience with the AMX business platinum card? I am leaning toward this card. Are there any other credit cards that I should look into? Thanks!

Thanks for the comment. This is not a student housing property though. This is a apartment complex located 3 or so miles from campus. Property manager said its about 50/50 between students and others.
