To sell to scale or to build capital/equity to scale

BP,

I have a reletively small portfolio of 72 units. I am 34 years old and I'm extremely motivated to scale my RE business and to scale it quickly. I started my multifamily rental property business at the age of 25 so I'd like to think I've made some good progress over these last 9-10 years. My goal is to get to 300-500 units. Is it easier to reach that goal by selling to scale? Or is the better route to just continue to pay my loans off, build equity, continue to stack cash and wait a few years for the next big purchase? I currently just feel stuck and I'm wanting to continue to move my feet and move forward in this business. It's 100% my passion. Thanks!

@Stephen Jones don't just let the equity sit there. HELOC, Cash out refi, or sell when your ROE gets smaller than the ROI you can get elsewhere. Don't fall in the love with the properties and the fact that you have 'x' amount of doors. It's a numbers game. Continuously review your portfolio and look for areas you can increase your returns. A lot of times that means selling up into new opportunities. Through a 1031 of course.
