I believe https://www.flipperforce.com/ just came out of beta.  I haven't used this software and cannot comment on the product.  I have used https://www.houseflippingspreadsheet.com/ which was created by the same person and is what the online version is based on.  There is no easy button for flipping software, you get out what you put into the software.  For example, you have to update the rehab estimates to be inline with your local prices.

It depends on your loan. Are you an FHA buyer with 3.5% down? If so, you are competing with investors using a conventional mortgage and 25% down. If I am the seller you have to pay more to make it worth my while. I hope the RE agents you are talking to would be giving the same feedback.

I'm concerned with the refi strategy on the house hack.  Considering the fact you can actually get a mortgage on the house makes me think you wont be able to force enough equity to make a refinance worthwhile. You should rely on SAVINGS from having someone pay your mortgage to fund the next deal.

All that aside I'd wait a bit before buying right now.

You are better off using a private or hard money (Quickline Capital Partners is a reputable local company).  Possibly partnering with someone that has funds to complete the renovation.  Where is the property?

You own the domain name.  Personally I'd pay for their services, you can start generating leads today vs. the time it takes to build a website.  If you have experience coding you might say it wont take you that long but all it takes is one deal to pay for itself.  Focus on getting a deal!!!!!  You will have a lot more credibility talking to investors and attorneys with a deal in your hand.  Have I mentioned how important it is to have a deal???
