I have heard that you should look at the geographic area before investing heavily into the area. I agree and I am at the beginning of the Journey and want to find way to have solid fundamental to reduce the number of mistakes and increase progressive success.
Would you suggest being an intern for a CCIM or other real estate professional to gain experience and knowledge for commercial?

I agree that focus on a niche is especially important and can help you sort through the information quickly and maintain relevancy. My main focus is apartment complexes between 10-60 units.
Could you direct me towards resources where i could brush up on financial, operational, and due diligence? I am looking for those fundamentals that would help me long term.

Hello BP!
I have stumbled upon some commercial real estates deals in my area and want to have a better grasp of the fundamentals prior to approaching a broker or private owner. I am seeking out advice on areas where i can find educational material (books, videos, audio) to better grasp commercial real estate over all and specifically retail, office and multi-family.

Hello Eastern North Carolina and Real Estate Investors! I hope you have had a good month and are ready to tackle something new.
Our presentation for this month will be all about Finding & Screening Tenants, join us as we undertake the task of dissecting some of the best practices for locating and keeping quality tenants in our properties. A rental property is no good if we cant place a tenant in the home, and there are some great tips available to try and prevent those horror-story tenants from ever seeping through!
In keeping with the general time and season we are currently in, it would only be appropriate to have some discussions around taxes and what we intend to do or change in our businesses for 2018. As we all know new laws have recently been imposed by Congress that have the potential to change the landscape for Real Estate Investors and now would be a great opportunity to have a round table discussion on ideas, resources, strategies, the changes we are seeing, etc.
So please join us for a great mastermind session after the presentation and lets continue to grow our businesses together!

I have found multiple MFH that I have identified for purchase but when it comes to financing I hit a brick wall at down payment and other means of financing. I have contacted banks, private lenders, and have gotten the range of 20-35% down. What other areas do I need to look toward using? What is the range of down payment for properties that have been identified for your areas? What areas do I need to improve to find better rates or be able to be flexible?
Other thoughts?

Inaugural Meeting
We are excited to announce and would like to formally introduce the East Carolina Real Estate Investors Association to New Bern, and the greater Eastern North Carolina region.
Our vision is to be the local resource for education, networking, and community mentorship among Real Estate Investors & Associates in our market.
Our goal is to establish an environment of culture and value and we would like for our members to have direct input into how our Association will function. After all, this group is meant for all of us, and our hope is that it will grow from a collective input.
