@Jay Hinrichs I have done that myself for when I know the offer is too low. Sent a Letter of Intent to purchase so we can dicker about price and terms between the seller and myself then ask the listing agent to draft the contract. It does assist all parties. I prefer the listing agent because I know the fee would be split. I try to make sure they get paid.

If I understand this correctly, Losses and Deprecation would be separate items or are they treated as the same if you hit a threshold?

What would a tracking of the hours look like. Could you provide and example?

This is only applies to rental losses? When should a person consider pursuing this as part of normal business as an investor?

I have noticed that Tax exemption for real estate professional status. I would like to know more about what this implies and how do you obtain and record what it means to be a real estate professional.

They best advise I have been given. If you have three <insert agent/contractors> and all offer about the same but one is higher but you spend alot of time trying to get your point across on two. Even if the person is higher in price it would be best for you to go the one you communicate the best with.

it has saved me heartache and alot of trying to explain myself.
