I received an application on Avail which runs an eviction report on TransUnion. It came back with no evictions. Upon a quick google search however, it appears this applicant was taken to court twice for eviction cases. Is there a reason such as an incomplete address history or settling in court that these cases would not have come up on the report?

What approach are you taking with impending interest hikes?

-Buy now for a higher price but lower interest rates 

-Wait for prices to go down if interest rates go up (decreased demand) and deal with higher monthly payments 


Especially curious to hear from long time investors who have been through or studied how these scenarios played out in the 70s/ 80s 

@Steven Foster Wilson we have been following up with the lender diligently but that's a good point, I'll ask if they have a different AMC.

@Ronald Allen Barney any tips on how to appease the sellers in the meantime? Perhaps a partial release of the EMD or offer to wire holding expenses?

@Bryan Adams I would start with The book on Rental Property Investing by Brandon Turner. He does a good job breaking down the basics of where to find deals and different funding options. I would recommend starting with a few real estate books so you can ask more pointed questions to potential mentors and make the most of your face time when you have the opportunity. 

We had an offer accepted on a home in the beginning of July, and our lender (a major bank) has still not secured an appraiser. We have already received an extension of a month, and now the lender is asking for another week. Understandably the buyer is upset. 

Has anyone else been having issues in PA getting an appraisal done? Any tips on how to push along this process would be greatly appreciated. We have already upped the price to $1000 to try to attract an appraiser.

Interested in a property currently zoned residential on 50 acres. The intention would be to turn it into a short term rental and event space. Does anyone have experience with how to structure an offer contingent on rezoning approval? 

Unsure if you can apply for rezoning or have a hearing prior to owning a property and would not want to purchase the property if it could be be used as intended. 

Has anyone spoken with a real estate attorney on potential parallels between the third amendment and the eviction moratorium?

“No Soldier shall, in time of peace be quartered in any house, without the consent of the Owner, nor in time of war, but in a manner to be prescribed by law.”

Clearly these aren’t soldiers, but the purpose of the amendment is to prohibit government intrusion on private property. 

I know a class action suit was recently filed in NY, but I was curious if they attempted to use this as a precedent.
