Background Check Avail/ TransUnion

I received an application on Avail which runs an eviction report on TransUnion. It came back with no evictions. Upon a quick google search however, it appears this applicant was taken to court twice for eviction cases. Is there a reason such as an incomplete address history or settling in court that these cases would not have come up on the report?
