Hello,

I have a deal I am structuring that will be a seller finance deal in Sacramento. What do I need to finalize all of the documents? The unit is currently listed with an agent will there be a fee to take it down or back from the agent? Will I need a title company to finalize this transaction? What will I need to transfer taxes and insurance into my name. Please advise.

@shaun what are overlays? 

I would be looking to get cash out for the value of the home. I will be occupying the home. I kind of thought it might be 6-12 months but I will definitely ask around.

Good information. I didn't know about the inspection stuff. I am currently looking for rental property in 95838 area code and 95815. There has been some new homes in the area. I feel like del paso blvd commercial will in the future be rejuvenated and the area will get better. I mean if they did it for oak park I'm sure it shouldn't be to long before they do the dph area also. it's a lot of speculation though. Anyone interested in working together pm me. To any lenders or investors out there. If I buy a house cash. How long do I have to own it before I can refinance or take out a loan, please advise.  Thank you

I am proud to say I just finished listening to all the old podcast and I am up to date. I first discovered a podcast on youtube while searching for similar to rich dad poor dad books to listen to. That was about four months ago or so. I Heard the one and I decided to go back to the very first. I loved most of them. I am an accountant / bookkeeper in Sacramento and have always been an entrepreneur at heart. Needless to say every podcast had my brain going and still does. I look forward to the new podcasts and networking on biggerpockets. This is an amazing site. I am Currently working on acquiring my second home.

I attended my first local real estate investing meeting. It was an amazing experience. I felt really grateful to be around people with similar thinking. Although I was probably the youngest one there I will go back. I received some contact information for some private lenders and hope to find a good deal soon. 

The only downside wad I met this older couple that seemed to have bought into a guru class. I felt kind of bad for them but I obtained their contact information so hopefully I can work with them and make that expense worthwhile for them.
