Hi Bigger Pockets,
My name is Scott and I am from Placerville, CA about 30 minutes northeast of Sacramento in Northern California.
I found this site recently by googling "Best Real Estate Investment Forum" and Biggerpockets.com showed up at the top of every list.
A little bit about my investment history is that I have been working on and off for my Dad who is a broker/investor. He has been fixing and flipping houses for over 40 years and I basically grew up around it my whole life. Also, he has always had 5-10 rental properties both locally and out of state at any given time.
The last five years or so I've spent working as a raft guide, travelling the world, and working here and there with my Dad. Fun, Yes. Lucrative, NO! So I'm back and as of 2016 will be taking over operations and all of our fix and flips. I gave myself till I was 30...and I just turned 31.
I'm SUPER excited with this opportunity and want to make the best of it. My Father is definitely an "Old Dog", but he is fine with me bringing in some "New tricks".
I look forward to learning as much as I can here, meeting some great folks, and hopefully helping others along the way.
Scott

We are placing a tenant in this property for an investor on Wednesday and the rent will be $995.00. This property is listed on MLS right now 15039315, It was listed before he decided to have us place a tenant. Now that a tenant is moving in Wednesday this property makes ALOT of sense. We marketed it last week and the first day on the market had a deposit.
This property has has been remodeled and will have a 4 year City Certification from the City of Grand Rapids. Hardwood floors on the main level, carpet in the bedrooms tile bathroom and shower 3 bedroom 1.5 bathroom, newer (replaced furnace) new windows throughout except for 3.
The negative is it has wood siding which was recently painted. It will be 5 years before this needs to be addressed. The roof is ok, no pealing but is probably 10 years old. I would also imagine this will need to be address in the next couple of years, and a tree needs to be trimmed which is near/touching the house.
The CAP rate right now it 12.41% with a purchase price of $55,000.00. If you add a roof and siding into the equation we are still at 10.50% CAP!!!!!!
WhAt are some of the expenses like taxes and insurance and water and garbage?
