I look forward to learning as much as I can here, meeting some great folks, and hopefully helping others along the way.

We are placing a tenant in this property for an investor on Wednesday and the rent will be $995.00. This property is listed on MLS right now 15039315, It was listed before he decided to have us place a tenant. Now that a tenant is moving in Wednesday this property makes ALOT of sense. The CAP rate right now it 12.41% with a purchase price of $55,000.00. If you add a roof and siding into the equation we are still at 10.50% CAP!!!!!!

 WhAt are some of the expenses like taxes and insurance and water and garbage?
