I was planning on giving the tenants a price list for all cleaning that I have to do to make the place rent-ready again. Stuff like $50 for dusting per room, $100 for cleaning floors per room. Things to make them realize that if they leave it a mess they're not getting any of their deposit back and putting a price on it, so they realize that their going to save a lot of money if they leave it like I want it

Someone suggested to me to offer to rent the W/D to the tenants if they don't have one if it's a rental

@Justin Fox It's interesting that you have a nonrefundable pet deposit, because I was just reading that you shouldn't call it a pet deposit, just an increase in the normal deposit, because than you can use it on anything that happens to the property and you don't have to prove it was the pet. I was also thinking of charging an extra $25/month for having a pet. 

@Kelly N. I've never heard of move-in charges. What do those include?

When you rent out a place how much do you require your security deposit to be? 1 month's rent, $1,000, $500 etc? What about requiring last month's rent and first month's rent? 

I was thinking of asking for security deposit and last month's rent at the time of signing the lease then have them pay first month's rent on the 1st (or whenever the lease starts). Is that too much or normal.

Has anyone tried doing a month-to-month lease before signing a year lease? My thought is that even after fully vetting a tenant is would allow you a chance to see if they will be a good tenant, if they're not you can more easily get them out after the month ends. After say 3 months or so and you and the tenant work well together you can have them sign a year lease.
