This does depend on your niche, but if you wouldn't want to live there why would anyone else? It doesn't have to be a ritzy area, but if you don't feel safe walking around at night you might want to look elsewhere.

Use the rental calculator under tools. Make sure to get a good average rent for the type of property and location. Don't forget all the expenses (VIMTM: vacancy, insurance, maintenance, taxes and management) as well as mortgage. VIMTM should be about 50% of your rent if I'm remembering correct for the 50% rule (of thumb), but it won't always work out that nicely and the other 50% is mortgage and your cash flow or profit.

I'm new myself, so I don't have any clear answers, but since no one else has posted I give my 2 cents. On the Cap Ex see how old the items are (roof, HVAC etc) to see how soon they will need to be replaced based on average life expectancy. Neighborhood: my dad gave me this quick tip. How comfortable would you be if you lived there with your family? If you'd be nervous about your kid going around the block to their friend's house, it might not be the best neighborhood.
