Hi Mark! I'm also working on direct mail. It seems to overwhelming to me right now when I read about how many letters you have to send out for a lead. How did you start? how many did you first send? Do you prefer postcards/letters? Do you just focus on one market? How long do you stay in that market with no response and then move on? I know nothing about marketing, but trying to learn! So many questions about it. I didn't commit to the wholesaler, just checking out all avenues as I continue to study up on REI. Thanks for your reply!

Rafael, thanks for the great advice! I haven't looked into contractors yet and we are using hard money. Just attended an networking event last night! It was great and got lots of good info on starting and marketing my own business. I definitely will go back!  I've will check out the book you mentioned! I have a lot to learn since I've spent the past 16 years in the hospital lab with laboratory medince and with no business background, but I look forward to the new journey! Thanks again!

Hi! I've been cramming info into my head on REI using podcast, books and youtube videos. We would like to get into this business and start off with a single family home flip SOON! I've been researching available properties on line and driving around town, but it's such a hot market here in the Dallas area I can't keep up with how fast the houses get pulled off market. I'm meeting with a wholesaler tomorrow. Any helpful information on questions to ask is certainly appreciated along with other tips on how you found your first flip! Thanks!
