I've bought two properties through NetWorth. It wasn't the ARV that I had a problem with, actually they were 10K UNDER what it was appraised for once I refinanced. It was the dang rehab that got me. There are always surprises! I ended up owner financing both properties to not loose money, but only make much more money in the long run.

I've purchased a home from a wholesaler. Should I have it inspected? Foundation was inspected and needs work. I received the rehab budget and have a contractor lined up to begin work after closing. Just wondering if inspection is needed since I'm locked in to the contract.

I'm looking at 2 properties that I'm thinking about making an offer with property unseen. I was wondering how often you do this and what are some considerations I need to make? Numbers look great with a large repair budget!
Try Cleaning Cares out of Royce City. She owns her own business and is very reasonable. You can google the company to get the number.
