Thanks for your reply Chris! I'm not looking to purchase this one. Trying to find a buyer either owner occupant or investor. Property is not in bad shape, just needs some updating.

@David Michael the defaulted loan is app $277K. We are still waiting on the exact payoff.

I'm working with an owner who's property will go to foreclosure in September. He has only about 17% equity in the house. Any suggestions? He may allow someone to take over payments until the house is sold. Reinstatement is about $70K. Is this something an investor could work with or is this a short sale?

I'm looking to buy a small multifamily unit (duplex on up) outside of the Dallas area. Is there anyone that could help in my search?

Loved this podcast! Great info on something I've been thinking about doing. Just need to get out and find some small multifamily units.

@Andrew Johnson and @Antoine Martel thanks for the feedback and ideas.  Yes, I need to find out more info about the tenant and see what really is his motivation. I'm don't get my hopes up on better than expected properties. haha!  Just didn't know if this was a common problem with out of state owners. Don't worry, I haven't put any money down or given out my personal info @Al D. He actually found my add on craigslist and called my business phone.

Out of state landlord has owned the house for less than a year and wants out, but tells me he can't get in touch with his tenants for us to see the inside. He has no pics available.

A job with an employer. You work for someone else (not yourself). If you're an employee, you receive a W-2. As a W-2 employee, payroll taxes are automatically deducted from your paycheck and then paid to the government through your employer.
