Hello All, we are looking to acquire some vacation rentals in the Lake  Winnipesaukee area  (Laconia, Gilford etc). I was planning to rent them out on a weekly basis using Airbnb and wanted some feedback from anyone that has done this before? How is the market? Are rentals often vacant?  Does anyone know of a resource where you can find average rates for vacation rentals in a particular area? I have already looked on Airbnb and also home away.com.

Hi Anthony, what are your goals with buying notes? Are you looking to invest in performing notes for passive monthly income? Or are you interested in the non-performing side, where you buy a note where the borrower is not paying and work out the deal? A great place for beginners I find is note investor.com

@Wendy Black The crime factor is not necessarily a deal breaker.... that being said it can be scary. The concern is that if you are not local to the area, you really don't know and are going off of the BPO and online stats. We always look at the worst case scenario when purchasing NPN's. So worst case here your property ends up vacant. There are certain high crime areas where vacant properties are targeted by the local populace. They will go in and remove the copper among other things. If you're out of state you're hiring a property preservation company, and also dealing with your insurance company. There are plenty of NPNs on the market now, no need to buy in an area you consider risky. But then again I don't have enough specifics on this deal to make a decision. Hope this helps. : )

@Stephen Bagnani Basically what @Darren Eady said! I invest in non-performing as a business to build cash.  I like it better than flipping houses because of the current price point for NP notes in our market. You do have to know what you're doing, identify exit strategies, and also assume worst case scenario when purchasing them, while hoping for the best.  We have an oversupply of NP notes still around from the big crash, so now is an excellent time to educate yourself on this business.
