Airbnb/Vacation Rentals in NH

Hello All, we are looking to acquire some vacation rentals in the Lake  Winnipesaukee area  (Laconia, Gilford etc). I was planning to rent them out on a weekly basis using Airbnb and wanted some feedback from anyone that has done this before? How is the market? Are rentals often vacant?  Does anyone know of a resource where you can find average rates for vacation rentals in a particular area? I have already looked on Airbnb and also home away.com.

The nice thing about the White Mountains is that area is busy with people vacationing almost all year long except for the "mud season" (April) which is when things quiet down.  But other than that, the area for most months is busy with skiers, hikers, kayakers, motorcyclists, hunters, and vacationers.  There are several ski slopes (Bretton Woods, Cannon, Loon, King Pine, Crawford, Wildcat, Attitash) which keep everyone there in the winter, and the hiking trails keep everyone there in the other seasons.
