You won't get a cut and dry answer to this question, but hopefully my response can provide you some insight as to why. Lenders reserve the right to "call the note" aka- demand that the mortgage be paid in full immediately  if something about the borrower, or property was misrepresented. However, if the borrower is paying on time, they would  have no motivation to do so because it would probably cost them more money than just accepting the payments. Consulting an attorney who can review your specific  mortgage note would be well worth the fees on this one, good luck!

Hi Aja, seems like you're in a good position to hold on to your property and let it cash flow for you! An open HELOC is always great also. What areas of NH would you look in? We don't have a lot of multis in certain areas, and then there are tons in Manchester and Nashua.

@Cameron Knight Hi Cameron, hard money is one way to go, but if the property qualifies conventional then that's the way to go. If you're looking for something that won't qual conventional such as a property that is a total rehab then hard money would be your best bet, then you can refi out of it once the rehab is complete. I would recommend speaking with a good loan officer, message me if you need someone local!

Hi guys! @Alex Deacon and @Steve DellaPelle make great points! I sell and invest in real estate in the Merrimack Valley. I recently listed a property in Haverhill with a HUGE upside on the cashflow potential, future value add potential. It went quickly, but one smart investor got it. They acted quickly, and offered over asking price because I am sure the numbers made sense to them. On the flip side, we got some lower offers from investors who were just not savvy enough to see to potential in the property, or did not know how to properly recognize/analyze a deal when they saw it. If you see something on the MLS, act quickly and be aggressive and you'll definitely get something! Happy hunting!

Hi Shirley, welcome to BP! Question, how much equity do you think you have? Is your loan modification done through your mortgage servicing company or handled by the BK attorney? Pulling out a HELOC to do some investing would be a great option for you but I'm not sure you can and would need to know more about how things are structured.
