@Scott Watson - Are you asking how to approach guests or how to do it in whatever platform you use?

Abel was correct in those spots.

Proximity to NYC, demand, amenities, and seasonality all play into why those are great.

I disagree with Allison on this. The Poconos are saturated with Airbnbs, so they have imposed many restrictions in many communities. It's all competition now, so you'll have to be the best at pricing, amenities, and unique aspects of the property to stand out.

It can be done since most hosts suck ***.

We invest in the Hudson Valley. It has grown in popularity but still has opportunities in various towns/locations depending on what you're seeking in style/returns/etc. Feel free to ping me if you want to chat more.

Dave is correct -- If your appreciation is incorrect, you will be in deeper doo doo.

You can write off losses to lessen the pain. If you walk away with anything, put it in a CD or HYSA until you're ready to make your next purchase.

It was an ask, so I did it. Like I posted, Houston is gross weather but lovely for investing :)

@Jorge F Rodriguez

Sell that as soon as you can.

A negative investment is not a good investment.

6% is unlikely, so you'll continue to feed the bank and lose out. I wouldn't hold any longer, so write off as much as you can.

Wishing you the best.

I appreciate the kind words. I run a real estate data venture that pulls from various private and public sources and curates these reports, so it's not a simple answer.

Social Sentiment: Search demand and what people are saying online.
Neighborhood Class: Cleanliness, crime, graffiti, and overall health.
Demographics: Identify market segments & trends.
GDP & Economic Growth: County-level GDP changes to assess economic vitality.
Poverty Metrics: Analyze economic challenges.
Construction Activity: Easily predict market supply.
Occupational Diversity: Forecast housing & commercial needs.
Education Insights: Understand community stability.
Real Estate Trends: Identify property value & rental cycles.

Houston was just a place where I felt like sharing some knowledge. Enjoy!

Avail or Buildium should be good enough for you.
