I have a condo deal with multiple units with title problems. 3-5k fee that Curt mentioned is for uncontested quiet titles. If there are multiple lien holders and additional issues it is possible to spend over 20k in legal fees alone. You would need to do a preliminary title search to get a better handle on the cost. 

There is a multifamily group in the South Atlanta REIA. Most of the multifamily deals in Atlanta are at unusually low returns so I would be patient. With interest rates rising there is not a reason to buy yet.

Lenders require a hold period due to underwriting requirements from regulators. Most lenders are looking for 12 months of ownership.

There are several meet ups in Atlanta with in person events and online discussion groups if REIAs are not your cup of tea. I attend both as the wholesalers tend to the meet up while the buy and hold investors tend to be in REIAs

Wholesaling is a lot harder business to pull off than rental portfolio building. You need to understand the buy side, marketing to other investors, estimating repairs and exit for a flip. Add that you are a new investor in an area you are not familiar with and you could be creating a headache for yourself.

What are you trying to accomplish? Commercial vs residential? Transactional, closing attorney, quiet title, litigation? There are some really talented lawyers in Georgia but the good ones specialize.

There is a box on the PT-61 to check for related party transaction. That exempts it from transfer tax and property tax reassessment based on sale. The only fee is recording charged by the Clerk of Courts

It is pretty easy. I would pay the closing attorney to do it but as a limited warranty deed rather than a qcd. A QCD would void your title insurance. Once you see how the attorney does it you can do it yourself in the future if you like. Personally I would always have an attorney do it.
