I have never used Homepath personally but I just called a friend who has.  He told me it was a few weeks before a response came in but he couldn't say if that was average or not.

@Gary Alford  in 2006-2009 I owned(Partnership) a growing company and we got around it by having monthly owner distributions.  Worked like a salary on paper but simplified the accounting for us.  When we sold the company it also made things cleaner because it didn't reflect employee salary rather profit taking.

I am in the DFW area fairly regularly and always love the irony of the distance between Preston Hollows and the freeway strip clubs ads!  Personally I don't find the heat as terrible as some I suppose but what I do see is tons of building going on, office/residential, with as many for lease/vacancy signs.  I am always fearful to compete with huge cheap luxury apartment complexes a few feet from the same offices these folks will be working in.  

The issue I have with investing in "Booms" is they always end up as busts.  Question is what % of population leaves with the bust and who is left?  

Sounds like you have a niche though so you might be cracking the code we are all looking to solve!

@Adam Craig  would it make sense to get a commercial line of credit against assets?  I am not familiar with rates currently but this could "act" as a semi permanent mortgage option.

@Robyn Coady  one additional option is to seek comparable access.  This is for non-realtors who are "real estate professionals" but really anyone.  This would at a minimum allow you to do comps and the like without having full access.  This could be useful if you have a realtor set up searches for you with their full access and you do this on the side.
